Anfa Realities Opens Marketing for Land Designated for Public and Service Facilities in Dar Bouazza

Anfa Realities has launched a new marketing campaign for a set of lands designated for the establishment of public and private utility facilities, in addition to various service activities within the jurisdiction of the Dar Bouazza community.

This initiative is part of the company’s efforts to support the urban dynamic of the region and provide suitable real estate infrastructure for constructing facilities aimed at improving daily quality of life, particularly in the areas of health, education, commerce, and welfare.

Dar Bouazza is experiencing rapid demographic growth, with its population exceeding two hundred thousand inhabitants, among whom 24% are children under the age of fifteen. The community is one of the key areas undergoing significant urban and structural transformations, driven by infrastructure development and expansion projects. In this context, Anfa Realities aims to contribute to establishing a network of accessible basic services that meet the diverse and increasing needs of the population.

The lands in question are located in various sites within Dar Bouazza, all subject to precise regulatory controls:

  1. Commercial and Service Lands: Located within a classified D2S area, these plots range from 400 to 450 square meters, allowing for the construction of a ground floor and a first floor, with the option to add a basement if necessary. These plots offer easy access via the main Azemmour road, 60 meters wide, complemented by vertical streets 30 meters wide.

  2. Land for Establishing a Clinic: Spanning 1,677 square meters, this land is situated near the waterfront and faces a public road 30 meters wide, classified as BT2S1. It permits the construction of two above-ground floors and a basement, with a building area of up to 3,000 square meters, a land-use ratio of 35%, and a maximum height of 11.5 meters, while adhering to legal setbacks.

  3. Land for Establishing a School: Covering 2,476 square meters, this plot allows for the construction of a ground floor and a first floor, as well as a basement, benefiting from good access via a 30-meter wide public road and a 16-meter wide secondary road, facilitating accessibility for future educational space users.

This initiative reflects Anfa Realities’ commitment to engaging in the urban and social transformations of Dar Bouazza by providing suitable land for building public and service facilities that contribute to enhancing the quality of life for local residents.
