Tangier: Approval of Two Studies to Enhance Investment
The sectoral studies for the area surrounding the high-speed train station (ESP) and the “Sania-East” region in Tangier have been officially approved, providing a comprehensive urban vision to promote sustainable investment and urban quality.
The Tangier Urban Agency highlighted in a press release that, as part of implementing the planning provisions for the districts of Magouga and Alcudia, which were officially approved through the decree published in Official Bulletin No. 7161 dated January 16, 2023, the local and central committees jointly and officially approved the sectoral studies for the “ESP” project areas around the high-speed train station in Tangier and the “Sania-East” region, following the completion of all legal and regulatory procedures currently in place.
According to the same source, these studies were developed based on a comprehensive planning vision that aligns with the planning design guidelines. They aim to organize strategic urban areas with a balanced approach that combines encouraging investment, ensuring adherence to sustainable urban principles, and preserving the quality of the urban and environmental landscape.
For the ESP project area, which spans nearly 65 hectares around the high-speed train station and is considered an urban hub with high economic potential, the study relied on an in-depth analysis of the real estate structure and the impact of urban densities and permitted building heights. It established precise urban controls to ensure smooth traffic flow and achieve functional and architectural harmony between buildings and public spaces, enhancing the area’s attractiveness for national and international investment.
On the other hand, the “Sania-East” region, which covers approximately 157 hectares of buildable land, has had its sectoral study establish an urban model that respects the unique characteristics of the area and its natural risks. This is achieved by enhancing environmental resilience and protecting areas threatened by flooding and soil erosion while creating forested areas that extend the existing forest cover. This new vision will also contribute to increasing the region’s attractiveness for investment by providing a balanced urban environment, public facilities, and green spaces, making the “Sania-East” area a promising urban space that combines quality of life and responsible investment.
The Tangier Urban Agency concluded that the approval of these two studies marks a pivotal moment in the urban planning trajectory of Tangier, culminating from a series of precise technical studies that adopted a participatory approach and established a comprehensive urban vision aimed at achieving sustainable balance between economic dynamics and environmental protection.
The approved sectoral studies serve as the legal and regulatory frameworks upon which all building permit requests within the affected regions will be based, ensuring conformity with established urban regulations and sustainable urban development goals.
